A man, aged 71, was treated by paramedics at the scene and was then taken to Nepean Hospital in a critical condition.
A crime scene was established.
Police are treating the fire as “suspicious”.
Investigations are ongoing.
Steve Perkins from FRNSW said the first responding crews did not report hearing any smoke alarms.
“Firefighters entered the premises wearing breathing apparatus and rescued an elderly male, and brought him out to the ambulance for resuscitation,” he told reporters.
The cause of the blaze is still under investigation, Perkins added.
“There was a scooter that was being charged in the front yard, and we are investigating if this was a lithium-ion battery fire,” he said.
The damage to the home was “quite significant”, Perkins said.
“Although it was external, it crept in under the roof and caused quite a significant amount of damage to about 50 per cent of the premises,” he said.
